Can you hold a property for me before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. We recommend applying as soon as possible to secure the home. -
Do I need to pay first month’s rent, last month’s rent, and a security deposit?
Move-in costs vary by property. Typically, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent. -
How old do I need to be to apply?
All applicants must be at least 18 years old or otherwise legally able to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Deductions may be made for unpaid rent, damages, or cleaning costs. -
When is a cosigner required?
A cosigner may be required if an applicant does not meet income, credit, or rental history requirements. Cosigners must qualify financially and sign a guarantor agreement. -
How do I apply for a property?
Applications are submitted online. A completed application, application fee, and required documentation—such as proof of income and identification—must be provided for processing. -
How do I pay rent?
Rent is paid through our secure online tenant portal, which supports electronic payments and automatic bank transfers. Additional payment options may be available depending on the property. -
What should I do if I want to get a pet?
Review your lease agreement and contact management before bringing a pet into the home. Pet approval, additional deposits, monthly pet rent, or restrictions may apply. -
What if I want to move out but my roommate wants to stay?
All tenants are jointly responsible for the lease. If one tenant plans to move out, the remaining tenant must qualify on their own or find an approved replacement tenant. -
My lease is ending and I plan to move out. What’s next?
Written notice is required before vacating. Please review your lease for the required notice period and submit your notice to vacate by the stated deadline. -
Who is responsible for repairs and maintenance?
Management coordinates routine maintenance and repairs. Tenants may be responsible for damages caused by misuse or negligence. Maintenance requests should be submitted promptly through the tenant portal.
