Leasing / Procurement Fee
50% of one full month’s rent
This fee is charged only when we procure a tenant for your property. It includes:
- Professional photography (no cell phone pictures)
- Video tour for advertising
- Property assessment & rent recommendations
- Showings to prospective tenants
- Tenant screening (income, background, rental history)
- Lease agreement creation
- Tenant onboarding
- Detailed move-in inspection
Monthly Management Fee
10% (only when rent is collected)
This fee covers ongoing management when the property is occupied:
- Day-to-day property management
- Bookkeeping & monthly owner disbursements
- Owner portal with real-time reporting
- Year-end tax documents
- Minimum of two walkthrough inspections per year
- Move-out inspections to document condition & support security deposit claims
- Portfolio growth platform for long-term tracking
Lease Renewal Fees
🚫 None — We do not charge lease renewal fees
Maintenance Coordination Fee
10% of service call invoices (capped at $200 per instance)
This fee covers the full management of maintenance issues, including:
- 24/7 maintenance monitoring
- AI triage of common issues — 30% resolved without a technician or bill
- Scheduling & coordination of vendors/tenants
- Collection of photos & invoices from vendors
- Payment processing of vendor invoices
